I have my building permit, now what do I do?

*Plans must be printed in color and in the original size in which they were submitted.

Once you have downloaded your permit packet the actual construction project may begin. At certain points during the construction process the work will need to be inspected. Inspections are required to verify the work is being done according to plans and specifications.

Please make sure the approved plans and permits are available on site for each inspection, or the inspector will be un-able to perform the inspection.

How do I schedule/cancel construction inspections? 

(You do not need to create an account in order to schedule inspections)

It is the property owner’s responsibility to make sure that all required inspections are made on a project, including final inspections. The contractor, however, may schedule the inspections and be the one on-site for each one. Please click on BUILDING PERMITS tab to schedule a BUILDING INSPECTION. Click on PUBLIC WORKS tab to schedule a PUBLIC WORKS INSPECTION. Please input your permit number as follows: B2017-XXXXX 

You ONLY need to input your permit number, leave the start date and end date populated or you can delete them. Do not enter any other information such as the address, parcel, project, etc. This will return an error message.

How do I find out my inspection time?

To find out the “2 hour time frame” for your project, access TODAYS SCHEDULED INSPECTIONS. If you do not see your property address listed and you are certain you have an inspection scheduled, you may call between 8:00 and 8:30 on the morning of your scheduled inspection. The number to call is 510.981.7440 option 0.

What hours are inspectors available?

Inspectors are available by phone or in person Monday through Friday between the following hours: Inspector3

Mornings:        8:00 a.m. – 8:30 a.m.

Afternoons:     4:00 p.m. – 4:25 p.m.

Is there a secret to passing inspections?

Yes, it is important to read and follow your plans. Changes made in the field can often require an additional level of plan review and approval, and an accurate record of what has been constructed is required by state law. Sometimes the changes cannot be approved and will need to be fixed, costing you additional time and money. To avoid any delays caused by deviations to the plans, it is best to discuss them with the building department before making changes to the approved plans.

What if I do not pass an inspection?

If your project does not pass a required inspection, the inspector will issue you a “correction notice” detailing items that need to be corrected. Once you have corrected the items, you must schedule a re-inspection. As soon as the inspector approves all the corrected items, you may continue with the next phase of construction.

Final Inspection Requirements

All final inspections are conducted at the same time and must be scheduled on the same day. For example, if you are required to have Building, Electrical, Mechanical and Plumbing finals (as indicated by your permit application), then all four finals must be scheduled together on the same day.

Do you offer after hours inspections?

We provide “after hour” inspections for your convenience. There is an extra fee for this service and must first be approved by the supervising building inspector. To request an after hour inspection, please fill out the “REQUEST FOR EVENING/AFTER HOUR INSPECTION” form available on our website.

How long is a Building permit valid for?

A permit (Building, Electrical, Mechanical, Plumbing, Public Works) is valid for one (1) year from the date of issuance. Permit extensions are available if needed. The first permit extension can be applied for and processed over-the-counter, whereas the 2nd or subsequent permit extension requires review and approval from the Supervising Building Inspector.

What is the process for changing or adding a contractor once the permit has been issued?

The owner must notify the City of Berkeley Permit Service Center in person, 1947 Center Street, 3rd Floor, Berkeley, CA 94704 stating the following:
